The following vacant land Parcels totaling 72+/- acres will be offered by Public Auction. Each Parcel is located on Sheridan Dr at the northern edge of Lancaster, OH (Pleasant Twp/Fairfield County). Parcels are south of Rainbow Dr. Auction will be conducted at the Pleasant Twp Fire house located at SR188 & Coonpath Rd.

3-          Trustee will have the opportunity to accept or reject the highest offer after receiving the signed “Offer to Purchase” contract. Trustee

             reserves the right to accept or reject any & all offers.

4-          Minimum bid increment are at the discretion of the Auctioneer.

5-          $10,000 deposit required per Parcel or $30,000 if sold as a whole at conclusion of auction. Money is non-refundable if buyer fails to close

             within the terms of the contract. Sale is not dependent upon financing or any other contingencies. Deposit will be returned to successful

             Buyerat closing.

6-          Balance of purchase price due at closing within 45 days from acceptance.

7-          Your bids are to be based solely upon your inspection. Property is being sold “as is” in all respects without warranties & subject to Trustee

             confirmation. Property is available for any inspections potential Buyers want to conduct prior to auction.

8-          Property taxes will be pro-rated to day of closing. Tenant crop rights will be recognized with Buyer possession after current soybean crop

             is harvested this fall on Parcels 1 & 2. Possession on Parcel 3 will be at closing.

9-          Trustee will provide clear & marketable deed. Any inspections, title insurance or survey (if required) are responsibility of Buyer.

10-        Sells subject to all valid recorded easements, restrictions & right of ways.

11-        The only additional closing costs to Seller will be deed preparation, county conveyance fee & any filing fees associated towards Seller.

12-        Auctioneers/Agents represent the Seller. No Buyers Premium will be charged to Buyer. Announcements made sale day shall take precedence.
