BIDDING
PROCEDURE & TERMS TO KEEP IN MIND:
1- This offering consists of 3 parcels
selling together. Zoned Commercial:422-C
Parcel
Numbers- 0240210100, 0240210108 & 0240210200.
2- All
bidding is open & public. You or your authorized representative must
register with auction clerk.
3- Seller
will accept or reject the highest offer after receiving the signed “Offer to
Purchase” contract. Seller reserves the right to accept or reject any & all
offers.
4- Minimum
bid increments are at the discretion of the auctioneer.
5- $10,000
down at auction. Money is non-refundable if buyer fails to close within the
terms of the contract. Sale is not dependent upon financing.
6- Balance
of purchase price due at closing within 45 days from acceptance. Seller intends
to utilize a 1031 tax exchange & will work with Buyer on closing date to
accommodate that procedure.
7- Your
bids are to be based solely upon your inspection. Property is being sold “as
is” in all respects without warranties. Property will be made available for any
inspections potential buyers want to conduct prior to auction.
8- Property
taxes, rental income & utilities pro-rated to day of closing. Possession at closing.
9- Seller
will provide clear & marketable deed. Any inspections, title insurance or
survey (if required) are responsibility of buyer.
10- Tenants currently are on a
month to month basis. Seller willing to continue dental practice & pay rent
for a few months at Buyer’s choice.
11- Sells
subject to all valid recorded easements, restrictions & right-a-ways.
12- The
only additional closing costs to Seller will be deed preparation, county conveyance
fee & any filing fees associated towards Owners.
13- Auctioneer/Agent
represents the Seller. No Buyers Premium to be charged Buyer.
