1.      All 3 parcels will be offered together at live auction with at a low reserve at $100,000.

2.      High bidder agrees to sign contract, disclosures and all needed paperwork at end of auction.

3.      Sells AS IS. Sale is not contingent upon buyer obtaining financing, inspections, appraisal or any other contingency.  Inspections must be completed prior to auction.

4.      All B.U.S.T.E.R underground tank evaluation paperwork and no further action provided at closing.

5.      No post-auction negotiations or contingencies. No exceptions.

6.      Closing to be 30 days from Auction. 

7.      $5000 non refundable deposit held in Leith realty trust account due at auction end. Deposit will be returned after closing within the terms of the contract in form of a check payable to Buyer. If buyer fails to close for any reason the deposit is not returned.

8.      Possession at closing.

9.      10% buyers fee to be added to final hammer price to determine the total purchase price.

10.   Sellers only closing costs to be county conveyance fee, deep prep & pro rated tax up to closing date.  

11.   All prospective bidders must register sale day with Clerk prior to placing any bids.

12.   Bidders must provide a valid photo ID and proof of financial ability to complete the transaction.

13.   Buyer broker/agent representation is welcome. Agents must submit agency disclosure via email to leithauctions@yahoo.com by July 11th at Noon.
