5-       $5000 deposit required at conclusion of auction. Money is non-refundable if buyer fails to close within the terms of the contract. Sale is not

           dependent upon financing or any other contingencies. Deposit will be returned to successful Buyer at closing.

6-       Balance of purchase price due at closing within 45 days from acceptance.
