BIDDING PROCEDURE & TERMS TO KEEP
IN MIND:
1- This Parcel is being offered as one Tract
consisting of approximately 21.8 acres.
Currently zoned Agricultural. Any
future zoning change is responsibility of Buyer.
2- All bidding is open & public. You or
your representative must register prior to auction.
3- Seller
will have the opportunity to accept or reject the highest offer after receiving
the signed “Offer to Purchase” contract. Seller reserves
the right to accept or
reject any & all offers.
4- Minimum bid increments are at the
discretion of the Auctioneer.
5- $5000
deposit required at conclusion of auction. Money is non-refundable if buyer
fails to close within the terms of the contract. Sale is not
dependent upon
financing or any other contingencies. Deposit will be returned to successful
Buyer at closing.
6- Balance of purchase price due at closing
within 45 days from acceptance.
7- Your
bids are to be based solely upon your inspection. Property is being sold “as
is” in all respects without warranties & subject to Seller
confirmation.
Property is available for any inspections potential Buyers want to conduct
prior to auction.
8- Property taxes will be pro-rated to day
of closing. Possession at closing.
9- Seller
will provide clear & marketable deed. Any inspections, title insurance or
survey (if required) are responsibility of Buyer.
10- Sells subject to all valid recorded
easements, restrictions & right of ways.
11- The
only additional closing costs to Seller will be deed preparation, county
conveyance fee & any filing fees associated towards Seller.
12- Auctioneers/Agents represent the Seller. No
Buyers Premium will be charged to Buyer. Announcements made sale day shall take
precedence.
