BIDDING
PROCEDURE & TERMS TO KEEP IN MIND:
1- Parcel
ID 0210040510 zoned single family residential.
2- All
bidding is open & public. You or your authorized representative must
register with auction clerk.
3- Owner
will accept or reject the highest offer after receiving the signed “Offer to Purchase”
contract. Owner reserves the right to accept or reject any & all offers.
4- Minimum
bid increments are at the discretion of the auctioneer.
5- $5,000
down at auction. Money is non-refundable if buyer fails to close within the
terms of the contract. Sale is not dependent upon financing.
6- Balance
of purchase price due at closing within 30 days from acceptance.
7- Your
bids are to be based solely upon your inspection. Property is being sold “as
is” in all respects without
warranties. Property will be made available for any inspections potential
buyers want to conduct prior to auction.
8- Property
taxes pro-rated to day of closing. Possession at closing.
9- Owner
will provide clear & marketable deed. Any inspections, title insurance or survey (if required) are
responsibility of buyer.
10- Sells subject to all valid recorded
easements, restrictions & right-a-ways.
11- The only additional closing costs to Owner
will be deed preparation, county conveyance fee & any filing fees
associated towards Owner.
12- Auctioneer/Agent represents the Owner. No
Buyers Premium to be charged Buyer.
